RICS Level 2 or Homebuyer Survey
We have included a helpful schedule capturing the key differences between RICS Level 2 and RICS Level 3.
for RICS Level 2 Homebuyer surveys, our RICS surveyor looks for visible problems that are serious, dangerous or that could affect the property value. However, the structural integrity of the property is not examined in detail, nor are defects that are down to wear and tear.
We include environmental assessments, local crime reports, thermal imaging and drone footage as standard.
The report will include an overview of required property maintenance and will give you an idea of whether repairs are needed, but it will not go into detail on the repair options and associated costs. Our RICS Level 3 Building surveys covers repairs and costs in detail.

Home Buyers are recommended for newer homes, well maintained or recently renovated homes.
RICS Level 3 or Building Survey
Our Level 3 service includes a thorough inspection of the property and a detailed report to help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrading the property.

We provide detailed advice on condition, describe the identifiable risk of potential or hidden defects and propose the most probable cause(s) of the defects based on the inspection.
A Type 3 Survey provide cost advice and timescales for identified repairs.

Our Level 3 Surveys are the survey we recommend the most, as it offers you a comprehensive understanding of how your home works and what any likely repairs will cost.

How much do the surveys cost?
The cost of the Level 2 HomeBuyer Survey will depend on the size and value of the property to be but tend to be in the region of £500.
The Level 3 Survey is more detailed and can include cost advice and specific advice regarding repairs. Again, survey costs will depend on the size and value of the property but tend to be in the region of £800. If we require additional support from specialists such as structural engineers of damp specialists, we will inform you of additional costs.
Our technology does bring the survey to life, we'll include a free thermal imaging survey to help you achieve a thermally efficient with low running costs.
